When I first started working in student housing, I realized just how complicated leasing had become for both students and property managers. Between juggling portals, forgotten passwords, missing guarantor forms, and slow email chains, the process felt outdated. Even though almost everything else in student life has gone digital, leasing somehow stayed stuck in the past.
That frustration was what inspired SmartLease — a simple, secure, and mobile-first platform that makes it easier for students to find, sign, and move into their next home.
The Problem That Sparked SmartLease
Every semester, thousands of college students race to lock in housing near campus. Leasing agents are overwhelmed with paperwork, while students navigate a confusing mix of systems for payments, signatures, and background checks. Most property-management software wasn’t designed for how students actually rent — often in groups, with parents or guarantors involved, and with quick deadlines tied to school calendars.
From my own experience working as a leasing consultant, I saw the problem up close. Students often showed up missing documents, guarantors didn’t know where to sign, and property managers spent hours verifying income or resending forms. The result? Lost time, frustration, and missed leasing opportunities.
SmartLease was built to fix that.
What Makes SmartLease Different
SmartLease operates as a leasing operating system built specifically for student housing. It connects students, guarantors, and managers in one seamless digital flow.

The Startup Journey
As a college student and founder, building SmartLease has been an incredible learning experience. Balancing classes, work, and entrepreneurship has taught me how to manage time, lead a team, and communicate an idea clearly.
What started as a class project in UTK’s BizLaunch program quickly turned into something real. Through research, customer interviews, and feedback from property managers, SmartLease evolved from a concept to a viable product. Each step — from drafting a Lean Canvas to designing our MVP brochure — has helped refine both the idea and my own understanding of what it means to build something that solves a real-world problem.
Our Mission and What’s Next
SmartLease’s mission is simple: make leasing as easy as ordering food or booking a flight.
We’re starting with student housing because that’s where the pain points are clearest — short leasing seasons, shared living situations, and a generation that expects mobile convenience. But the long-term vision is bigger: to modernize the leasing process across co-living, build-to-rent, and multifamily properties nationwide.
Our motto, “Lease Smarter, Live Sooner,” sums up everything SmartLease stands for. We’re not just saving time — we’re helping students move confidently into the next chapter of their lives.
